Hardwood Floor Cleaning in Toronto: Salt, Humidity and Finish-Safe Methods

Hardwood is everywhere in Toronto housing. Original strip oak in the century houses of Leslieville and the Annex, engineered plank in nearly every condo built since 2010, and site-finished floors in the postwar suburbs in between. It is also the least forgiving surface in the house. What makes a wood floor beautiful is a protective coating a few thousandths of an inch thick, sitting on a material that expands and contracts with the weather. In this city, both halves of that description are under pressure.
Most of the hardwood damage in Toronto homes is not caused by neglect. It is caused by cleaning. Too much water, a vinegar recipe from a video, a steam mop bought for tile, a stiff brush head dragging winter grit down the hallway. The floor does not fail on the day it happens. It dulls, then it hazes, then the seams start to lift, and by the time it is obvious the repair is a refinishing quote rather than a bucket and a mop.

What Actually Damages Hardwood Floors in Toronto
Three local conditions do most of the damage. None of them is dramatic on any given day, which is precisely why they win.
Road salt and winter grit
The City of Toronto applies between 130,000 and 150,000 tonnes of road salt in a typical winter maintenance season, spread by a fleet of more than 1,400 vehicles across expressways, arterial roads and residential streets, with liquid brine going down as much as twelve hours before a forecast snowfall. Sidewalks, driveways, garages and building entrances add more on top of that.
A share of it comes indoors on boots. Salt crystals are hard and angular, and walked across a floor they behave like loose sandpaper against a coating designed to resist liquid rather than grinding. Chloride is also hygroscopic, meaning it pulls moisture out of the air and holds it against the board. That is why a salt-hazed floor often feels faintly tacky in a room that is otherwise bone dry. Left alone through a Toronto winter, the combination produces white bloom, a dull traffic lane running from the front door toward the kitchen, and eventually bare patches in the finish along the main walking line.
The winter humidity collapse
Health Canada advises keeping indoor humidity between 30 and 50 per cent, using a humidifier or dehumidifier if necessary, noting that low humidity may aggravate skin allergies and cause respiratory infections while high humidity can lead to mould. Wood flooring wants almost exactly the same band. Published guidance from the National Wood Flooring Association is that wood floors perform best when the interior environment is held between 30 and 50 per cent relative humidity at 60 to 80°F. The Maple Flooring Manufacturers Association narrows that to 35 to 50 per cent at 55 to 75°F, and adds the number that matters most: excessive shrinkage or expansion may occur once indoor relative humidity varies by more than a 15-point range.
A Toronto home sitting comfortably near 50 per cent in August and dropping into the low twenties during a February cold snap has blown through that 15-point tolerance twice in a single year. That is why gaps open between boards in midwinter and close again by June, and why the same floor can feel tight or slightly cupped after a humid stretch. Cleaning does not cause seasonal movement, but wet cleaning during the dry half of the year makes it considerably worse. The boards are already thirsty, and they will drink whatever you leave on them.
Hard water and the film it leaves behind
Toronto tap water is moderately hard. The City's drinking water analysis for 2025 reported hardness averaging 119 mg/L as calcium carbonate, ranging from 115 to 122 mg/L across the year, at an average pH of 7.5. On a wood floor it does something quieter. Every damp mop leaves a thin mineral residue as the water evaporates. One pass is invisible. Fifty passes is a haze that no longer responds to more mopping, because more mopping is what is producing it. This is the single most common reason a well-maintained Toronto hardwood floor looks permanently cloudy, and it is also the easiest to fix, because it is a dilution and drying problem rather than a damaged finish.
Identify the Finish Before You Put Anything on It
Almost every bad outcome starts with treating one kind of floor like another. Two minutes of identification prevents it.
The water-drop test. Place a single drop of water on the floor somewhere inconspicuous and wait two minutes. If it beads and sits on the surface, you have an intact surface finish: polyurethane, lacquer or an equivalent film. If it darkens the wood or soaks in, you have a penetrating oil, a hard wax oil, a waxed floor, or a surface finish that has worn through. Those two results call for entirely different cleaning.
Surface-finished floors are the large majority of Toronto homes. You are cleaning the finish, not the wood. Water never needs to reach the timber, and a neutral wood-floor cleaner used sparingly is all they require.
Oiled and hard wax oil floors are maintained rather than washed. They need pH-neutral, oil-compatible products and periodic re-oiling. General-purpose cleaners strip them and leave dry, blotchy patches that only re-oiling will even out.
Waxed floors are uncommon in newer construction but ordinary in pre-war Toronto houses that were never refinished. Water spots them badly. They are buffed, not mopped.
Engineered hardwood, which is what most condos have, is a genuine wood wear layer over plywood or high-density fibreboard. The cleaning rules follow whatever finish sits on top, but the margin for error does not: a wear layer of two or three millimetres can be sanded very few times, if at all, so a ruined finish is far more likely to mean replacement than repair. The Weekly Routine That Keeps a Wood Floor Looking New
The routine is short. Its value lies in doing the abrasive-removal step far more often than the wet step.
1. Dry-remove grit first, always. Vacuum with a hard-floor head, soft bristles or felt, beater bar switched off, or use a microfibre dust mop. Through winter, along the entry path, this needs to happen every day or two rather than weekly. The grit you take up today is the scratch you do not have to live with in April.
2. Spot-treat before you mop. Lift anything sticky with a barely damp cloth and dry it immediately, rather than mopping an entire room to deal with one square foot of floor.
3. Damp-mop, never wet-mop. Use a microfibre flat mop, sprayed lightly, wrung until it feels almost dry against the back of your hand. Manufacturer instructions for lacquered floors are unambiguous: ensure there are no puddles on the floor and remove any residual liquid immediately. If you can see a wet sheen trailing behind the mop, there is too much liquid on the floor.
4. Work in sections and let each one dry. A wood floor should be dry a minute or two after the mop passes. Anything longer means water is standing in the seams, and the seams are where wood swells first.
5. Rinse the pad, not the floor. Hard water residue collects in the mop pad as much as on the boards, and a loaded pad simply redistributes it. Wash reusable microfibre pads without fabric softener, which coats the fibres and leaves streaks behind.
What Never Goes on a Toronto Hardwood Floor
Vinegar and water. The most persistent piece of internet cleaning advice, and the manufacturer of one of the most widely used wood floor finishes states the problem plainly: vinegar seems like a natural cleaner, but it can damage hardwood floor finishes over time. Acid slowly etches the film protecting the wood. The floor looks fine, then it looks dull, then it stops responding to cleaning at all.
Steam mops. Steam is pressurised hot water forced into seams. On tile it is excellent. On wood it drives moisture into the joints and under the finish, and most flooring warranties exclude it by name.
Ammonia, bleach and general-purpose degreasers. All are alkaline enough to dull or cloud a floor finish, and all are far more aggressive than anything a wood floor actually needs.
Oil soaps and restorer polishes. They build a soft layer that attracts dirt, and more expensively, they can stop a future recoat from bonding. That turns a routine screen-and-recoat into a full sand and refinish.
Anything abrasive. Scouring pads, melamine foam erasers and powdered cleansers all remove finish. They work on the mark because they are removing the surface the mark is sitting on.
Standing water in any form. A string mop and bucket, an overfilled spray, a spill left under a mat. Water is the only item on this list that damages the wood itself rather than the coating.

A Toronto Seasonal Calendar for Wood Floors
A wood floor's needs shift more here than in most Canadian cities, because Toronto delivers both a humid lake-effect summer and a salted, heated winter.
Late August through October, the transition. Indoor humidity is still high and about to fall quickly. This is the best window in the year for deeper work: move furniture and clean the perimeter, check and replace the felt pads under chair and table legs, and clear any accumulated haze before the furnace starts running. It is also the moment to put a hygrometer in the main living space and find out what your house actually does, rather than what you assume it does. If the room-by-room work is more than you want to take on, it is the natural time to book a professional house cleaning.
November through March, salt season. Reduce wet cleaning and increase dry cleaning. Vacuum or dust-mop the entry path every day or two. When salt haze appears, remove it with a barely damp cloth and dry immediately, never by scrubbing. Run a humidifier if the house falls below 30 per cent, and remember that gapping between boards in January is normal seasonal movement rather than damage.
April and May, recovery. Salt residue that worked its way into corners and along baseboards comes out now, and the boards close up as humidity rises. This is when to decide whether the dulling you are looking at is residue, which cleans off, or worn finish, which does not.
June through August, humidity management. The risk flips from dryness to swelling. Keep indoor humidity below 50 per cent, use air conditioning or a basement dehumidifier, and stay conservative with water. A floor in a humid room dries far more slowly than the same floor in February.
Stopping Salt at the Door
Everything above becomes easier if less salt arrives in the first place. The highest-return change in a Toronto home is the entry.
Two mats, not one. A coarse scraper mat outside the door to knock grit off the sole, and an absorbent mat inside to take the meltwater. A single mat does one of those jobs and not the other.
A shoes-off household. It is the most effective floor protection available and it costs nothing. Outdoor footwear carries in salt, grit and considerably more than that.
A boot tray with a raised lip. Melting snow carries dissolved chloride, and a puddle of salt water standing at a floor edge does more damage than the boots did walking in.
Wash the mat, not just the floor. An entry mat saturated with salt stops absorbing and starts acting as a reservoir. Shake it out weekly and wash it monthly through the winter.

Marks You Can Fix Without Refinishing
Salt haze. Wipe with a cloth wrung out in plain warm water, then dry immediately with a second cloth. Repeat the pass rather than scrubbing harder. If a faint film survives, it is mineral residue from the water rather than salt.
Cloudy mineral film. Clean with a neutral wood-floor cleaner rather than water alone, then wipe with a dry microfibre pad while the floor is still slightly damp. The film comes off readily. Changing how wet the mop is going forward is the actual fix.
Scuff marks. A dry microfibre cloth first, then a cloth carrying a small amount of neutral cleaner. Never an abrasive eraser, which takes the sheen off in a patch far more visible than the scuff was.
Pet accidents. Blot immediately, clean with an enzymatic cleaner formulated for wood, and dry thoroughly. Urine that has passed through the finish and blackened the wood cannot be cleaned out. That is a sanding repair.
Water rings and white marks. A white ring is moisture trapped inside the finish, and it will often fade over several days as it releases. A dark ring means the moisture reached the wood, which is a repair rather than a cleaning job.
Fine scratches. These do not clean out. If they sit in the finish only and no bare wood is exposed, a screen-and-recoat restores the whole floor for a fraction of the cost of sanding.
When Cleaning Stops Being the Answer
There is a point at which more cleaning is only polishing a worn surface. The tells are consistent: a traffic lane that stays dull after cleaning while the rest of the room shines, a water drop that soaks in where it used to bead, grey or blackened boards indicating moisture is reaching the timber.
At that stage the choice is a recoat, which means cleaning, abrading and applying a fresh coat and only works while the wood is still sealed, or a full sand and refinish. Catching a floor at the recoat stage is the entire reason to inspect it deliberately each autumn rather than noticing in year eight.
